Abstract
In Gwangju Metropolitan City, the number of vacant houses by house type was highest in detached houses and apartments. By region, Dong-gu had the most vacant houses and Nam-gu had the least. As a result of spatial autocorrelation analysis, Buk-gu and Gwangsan-gu were found to be LH(Low-High) type with increasing vacancy rate in neighboring areas due to population movement of neighboring areas. This is due to an increase in the aging population and a decrease in the economically active population in the region. Programs such as the development of alley commercial areas using local characteristics should be increased for young and middle-aged people to increase their business opportunities and jobs. Further Housing should also take advantage of the vacant houses to renovate an existing detached houses and multiplex housing to suit the consumer's needs. Accurate location analysis of local governments and systematic management in accordance with local government development plans and directions are required.
