Abstract
The article explores For thousands of American homeowners, cold market conditions after the 2008-2009 financial crisis introduced an unfamiliar paradigm of falling rather than rising sales prices (Baker, 2008). In markets across the country, as property values dipped below mortgage balances, short sale and foreclosure likelihoods increased (Cunningham and Reed, 2012).
